Hi, I'm John Jackson from Remax Suburban in St. Louis, Missouri. I'm here today to talk about how to buy a house for Expert Village. Once a property is under contract and you have a deal in place, a contract in place with the seller of the home, the next crucial phase is to have the property inspected by a professional. Generally in choosing a building inspector, we recommend members of the American Society of Home Inspectors, ASHI, they are certified and qualified in all areas of home inspection and they can always make recommendations about additional inspections to the services they provide. But generally speaking, building inspectors are going to be looking for hidden defects that you and I as untrained home inspectors could not possibly detect, namely, in the areas of roofing, the foundation, heating, cooling, plumbing, electrical and wood destroying insects such as termites or carpenter ants. Additional inspections can be performed such as a camera scope of the sewer lateral to make sure, for example, in our older neighborhood, that the clay pipes are in good working order as well as a radon gas or other environmental tests. They now also offer testing for an environmental survey for your general geographic location and they can point out things like perhaps abandoned oil tanks or land fills or other things that may be detrimental to you down the road.
